Planning Commission voted 11 to 0 to recommend Approval 4 ITEM 1 – DAVID A & ROBIN PARKER (Slide 2 of 2) •Request to close the western half of Arctic Avenue right-of-way •Total closure area of approximately 3,750 square feet •Proposed to be incorporated into 300 Winston Salem Avenue, directly west of the closure area •Eastern half of Arctic Avenue was approved for closure by City Council in Approval 7 ITEM 2 – MATTHEW SCORNAVACCHI (Slide 2 of 3) •Change in Nonconformity approved by the City Council in December 2024 for a rear addition •During construction, an exterior staircase and deck were also added •Modification of Conditions required to update the conditioned plan to reflect the staircase and deck •Applicant requesting the ability to construct a handicap accessible ramp in the •Oceanfront Resort District Form-Based Code limits fence height to 4 feet in this location •Height deviation requested to permit 6- foot fence •Existing chain link fence will be replaced with Council: District 6 (Remick) Location: 901 First Colonial Road Planning Commission Hearing Date – January 14, 2026 CONDITIONAL REZONING (O-2 OFFICE DISTRICT TO CONDITIONAL B-2 COMMUNITY BUSINESS DISTRICT) Staff Recommends Approval Planning Commission voted 10 to 0 with 1 abstention to recommend Approval 13 ITEM 4 – PATRICK & JOYE PATZER(Slide 2 of 3) •Request to conditionally rezone the site
